基于ISM模型的老旧小区改造模式影响关键因素分析

Analysis of key factors affecting transformation mode of old community based on ISM model

近年来,老旧小区改造成为我国城市更新重点发展方向。其中,老旧小区改造在我国存在不同模式,不同改造模式受到多种因素影响。本文从政府、市场以及业主3个层面出发,得出17个相关因素,运用ISM模型分析因素之间相互关系以及影响路径,绘制多层递阶结构图,分析因素影响机理。研究表明:政府政策作为最深层影响因素,对老旧小区改造模式具有深刻影响;运营机制、更新潜力等中间层因素既受深层因素影响,对表层因素也具有影响;改造范围等表层因素对其改造模式选择具有最直接的影响。最后通过模型分析,为老旧小区改造模式选择提供指导与借鉴。

In recent years,the transformation of old community has become the key development direction of urban renewal in China.Among them,there are different transformation modes in China,which are influenced by many factors.Based on the government,the market and the owners,17 related factors are obtained,the ISM model is used to analyze the interrelationship between factors and the influence path,and the multi-layer stepwise structure is plotted to analyze the influence mechanism of factors.The research shows that the government policy,as the deepest influencing factor,has a profound influence on the transformation mode of old community.The middle-level factors,such as operation mechanism and renewal potential,are influenced not only by the deep-level factors,but also by the surface factors.Surface factors such as transformation scope have the most direct influence on the choice of transformation mode.Finally,through the model analysis,it provides guidance and reference for the selection of old community transformation mode.
