数字化转型下的广州市中心城区商业店铺租金影响因素探究 被引量:2

Commercial Store Rent in Central Urban Area of Guangzhou and Its Influencing Factors under the Background of Digital Transformation

摘要 数字化转型是传统经济转向数字经济的变革,推动了数字技术与实体经济的进一步融合。受数字技术赋能,网络在线消费逐渐发展成为居民重要的消费渠道,它不仅改变了城市传统商业店铺的业态及其空间分布,也对城市商业店铺租金产生了影响。文章利用特征价格模型探究广州中心城区商业店铺租金的影响因素,特别聚焦于在线消费因素的影响。研究发现:广州中心城区商业店铺租金呈多中心的分布特征,不同商圈的店铺租金水平存在明显差异。在线消费对商业店铺租金的显著影响主要表现为其对顾客数量的影响。数字技术因素(如在线消费)与传统因素(如区位)对商业店铺租金的影响并非简单的替代关系,两者交织糅合成为塑造城市商业空间多中心结构的动力。 Digital transformation is the shift from traditional economy to digital economy, and promotes the further integration of digital technology and real economy. Enabled by digital technology, online consumption has gradually developed into an important consumption channel for residents. It has not only changed the format and spatial distribution of urban traditional commercial stores, but also affected the rent of urban commercial stores. This paper uses the hedonic price model to explore the factors affecting the rent of commercial stores in the central urban area of Guangzhou,especially focuses on the impact of online consumption factors. The rent of commercial stores in the central urban area of Guangzhou is characterized by multi-center distribution, and there are obvious differences in the rent levels of shops in different business districts. The significant impact of online consumption on the rent of commercial stores is mainly reflected in its impact on the number of customers. The influence of digital technology factors(such as online consumption) and traditional factors(such as location) on the rent of commercial stores is not a simple substitution relationship. The interweaving and blending of the two become the driving force for shaping the multi-center structure of urban commercial space.
