摘要
通过建立半对数Hedonic模型,以郑州地铁5号线2 km范围内普通住宅作为研究对象,利用地理加权回归模型(GWR)与最小二乘回归模型(OSL)2种方法探索环形地铁5号线对沿线住宅价格的影响。结果表明:GWR模型在考虑空间异质性的因素下,能更好地拟合出环形地铁对沿线住宅价格的回归方程,该模型解释了引起住宅价格变动因素的73.55%;环形地铁对沿线住宅价格影响具有明显空间异质性,在人口密度差异较大的新旧城区具有不同的影响效果;在人口密度大的旧城区,环形地铁对沿线住宅价格的溢价效果明显优于在人口密度相对小的新城区。
By stablishing a semi-logarithmic Hedonic model,the ordinary residential building,2 km within Metro Line 5 in Zhengzhou,is taken as the research object,and two models,GWR and OSL,are used to explore the influence of circular subway on the housing price along the line.The result shows that the construction of Line 5 in Zhengzhou has a value-added effect on the residential buildings.GWR model,takingthe spatial heterogeneity into account,fits the regression equation of the circular subway to the housing price along the line better.The model explains 73.55%of the factors causing the housing price change.And the circular metro has great effect on spatial heterogeneity,making a differencein the new and old urban areas with different population density,namely,in the urban areas with large population density,the housing prices along the line is significantly higher than thosewith a small population.
