摘要 长租公寓服务便捷、价格较低、环境舒适等特点,使其迅速打开国内市场。对长租公寓现有融资方式以及弊端进行梳理,探讨长租公寓融资面临的现实困境。基于国外REITs融资模式的经验借鉴,提出应用REITs投入市场可通过降低融资成本,将有助于长租公寓市场形成稳定租金等现金流作为融资担保、实现资产盘活、扩大融资途径并有助于破解其初期投资过大、收益回报期长、难以规模化发展等困境。 Long-term rental apartments have the advantages of convenient services,low prices,and comfortable environment,which enable them to quickly open the domestic market.To sort out the existing financing methods and disadvantages of long-term rental apartments,discuss the practical difficulties faced by long-term apartment financing.Based on the experience of foreign REITs financing models,it is proposed that the introduction of REITs into the market can reduce financing costs and will help The formation of stable rents and other cash flows in the long-term rental apartment market serves as financing guarantee,realizing asset revitalization,expanding financing channels,and helping to solve the dilemma of excessive initial investment,long return period of income,and difficulty in large-scale development.
