工业遗产再利用满意度评价方法——基于利益相关者理论

Satisfaction Evaluation Method of Industrial Heritage Reuse Based on Stakeholders Theory

工业遗产再利用是城市存量更新的重要方式,综合各利益相关者的评价方法能更科学地反映其实际使用效果。基于再利用项目与使用者的互动机制,将政府部门、开发商、设计师、经营者、游客及周边居民作为利益相关者,构建多维度、多指标的满意度评价指标体系,运用模糊综合评价法对原兰州石化机械厂研究所进行评价。研究表明:政府、开发商、游客的满意度高于综合评价值3.817 5;而设计师、经营者、周边居民的满意度则低于3.817 5,其原因是租金管理费用、原风貌保留程度、对周边环境的影响等因素对评价造成负面影响,并基于此提出了相应的优化建议。该评价方法能科学、合理地反映各利益相关主体关注问题的满意度,为优化措施及决策提供重要依据。

The reuse of industrial heritage is an important way of urban stock renewal.The comprehensive evaluation method of various stakeholders can reflect the actual use effect more scientifically.Based on the interaction mechanism between reuse project and users, the government departments, property developers, designers, operators, tourists and surrounding residents are regarded as stakeholders to build a multi-dimensional and multi index satisfaction evaluation index system.The results show that this method is scientific and reasonable and could better reflect the satisfaction of the stakeholders, and could furter provide an important basis for optimization measures and decision-making.
