摘要
在开发圈层划分和对用地布局研究的基础上,以用地容积率、人均建筑面积等因素作为决策变量,容积率限值及人均绿地限值作为约束条件,建立以区域职住平衡和生活环境最优为目标的TOD多目标决策模型。用模型计算结果指导单元控制性详细规划中的容积率调整,并使其在开发强度上更加符合TOD站点区域发展策略。以沂山路-春海路站TOD区域为例,用土地利用布局原则及TOD多目标规划模型计算结果,指导该区域单元控规进行调整优化,其中土地利用效率的提升使得案例区域规划更加符合TOD开发策略。优化后的单元控规在满足天津市规范及本片区职住平衡的同时,通过发挥TOD开发模式效益有效促进了站点区域的发展。
Based on the division of development circles and the study of land layout, taking factors such as land plot ratio and per capita building area as decision variables, plot ratio limit and per capita green space limit as constraints, a TOD multi-objective decision-making model with the goal of regional job and housing balance and optimal living environment is established. The model calculation results are used to guide the adjustment of plot ratio in the regulatory detailed planning of the unit, and make it more in line with the regional development strategy of TOD site in terms of development intensity.Taking the TOD area of Yishan Road Chunhai Road station as an example, the principle of land use layout and the calculation results of TOD multiobjective planning model are used to guide the adjustment and optimization of unit control planning in this area.The improvement of land use efficiency makes the case regional planning more in line with Tod development strategy. The optimized unit control plan not only meets the norms of Tianjin and the balance of work and housing in this area, but also effectively promotes the development of the site area by giving full play to the benefits of TOD development mode..
