The Impact of Land Supply and Demand Structure Mismatch on Urban Technology Entrepreneurship Activity

土地要素配置对于城市创新驱动创业的影响已成为高质量发展阶段的重要议题。从供需错配视角出发,分析土地供需结构错配对城市科技型企业创业活跃度的影响及作用机制。结果表明:土地供需结构错配降低了城市科技型企业创业活跃度,并且居住用地和商业服务业用地供需错配对城市科技型企业创业活跃度的负向影响大于工业用地供需错配的影响;进一步研究发现,土地供需结构错配对城市科技型企业创业活跃度的负向影响不仅存在显著的区域经济发展水平差异,而且随着市场化程度的提升、城市规模的扩大和互联网发展水平的提高而增强。机制分析表明,土地供需结构错配通过抑制创新型人力资本集聚、破坏创新环境、削弱政府基本公共服务水平和提高住房价格,降低了城市科技型企业创业活跃度。

The impact of land on urban innovation-driven entrepreneurship has become an important issue in the high-quality development stage.From the perspective of supply and demand mismatch,this paper analyzes the impact of land supply and demand structure mismatch on the entrepreneurial activity of urban technology enterprises and its mechanism.The results show that the mismatch of land supply and demand structure reduces the entrepreneurial activity of urban technological enterprises,and the negative impact of the mismatch of land supply and demand of residential land and commercial service land on the entrepreneurial activity of urban technological enterprises is greater than that of industrial land supply and demand.Further research shows that the negative impact of land supply and demand structure mismatch on the entrepreneurial activity of urban technology enterprises not only exists significant regional economic development level differences but also increases with the improvement of marketization,urban scale,and internet development.The mechanism analysis shows that the mismatch of land supply and demand structure reduces the entrepreneurial activity of urban technological enterprises by inhibiting the accumulation of innovative human capital,destroying the innovation environment,weakening the basic public service level of the government,and increasing the housing price.
