摘要
我国多数城市建设正经历着从增量向存量转型的过程,而老城区则是存量更新的主战场,也是城市更新改造的重点和难点。文章选取南京主城区周边的六合、浦口等老城区作为分析对象,分析梳理老城内存量用地的比例,提出老城现状用地特征和主要问题,结合案例提出老城更新改造应把握的重点和目标,并针对不同类型的存量用地提出转型功能引导建议,最后提出在存量规划时代下应加速推进老城区更新改造,激发老城经济活力。
Most urban construction in China is undergoing the transformation from increment to stock,and the old urban area is the main battlefield of stock renewal,and it is also the focus and difficulty of urban renewal and transformation.This paper selects Liuhe,Pukou and other old urban areas around the main urban area of Nanjing as the object of analysis,analyzes and combs the proportion of land used in the old city,puts forward the current land use characteristics and main problems of the old city,puts forward the key points and objectives that should be grasped in the renewal and reconstruction of the old city combined with cases,and puts forward suggestions on the transformation function guidance for different types of stock land,and finally puts forward that the renewal and reconstruction of the old urban area should be accelerated in the era of stock planning,stimulate the economic vitality of the old city.
