房地产企业抗风险能力评估指标体系构建与实证研究

Construction and Empirical Research of Real Estate Enterprise Anti-risk Ability Evaluation Index System

在房地产市场为实现未来房地产企业的可持续发展,对其进行抗风险能力评估至关重要。从盈利能力、清偿能力、成长能力和营运能力四个维度建立房地产企业抗风险能力评估体系,选取15家房地产企业,采用熵权-TOPSIS法对其进行抗风险能力评估。结果表明:总体上从风险等级角度来看,所选房地产企业整体抗风险能力偏弱;从抗风险能力指标四个维度的影响来看,营运能力>盈利能力>清偿能力>成长能力;从企业类型来看,央企和地方国企的抗风险能力较强,私营企业的抗风险能力较弱。房地产企业抗风险能力评价有助于房地产企业开展企业风险预警和风险管理能力建设,提高抗风险能力,同时有助于投资者、消费者规避和降低房地产投资风险。

In order to achieve the sustainable development of real estate enterprises in the real estate market,it is important to assess their resilience to risks.The anti-risk ability evaluation system of real estate enterprises was established from the four dimensions of profitability,solvency,growth ability and operational ability,and 15 real estate enterprises were selected to evaluate their anti-risk ability by entropy weight-TOPSIS method.The results show that,in general,from the perspective of risk level,the overall anti-risk ability of the selected real estate enterprises is weak.From the perspective of the impact of the four dimensions of the anti-risk ability index,operating capacity>profitability>solvency>growth ability;From the perspective of enterprise type,central enterprises and local state-owned enterprises have strong anti-risk ability,while private enterprises have weak anti-risk ability.The evaluation of the anti-risk ability of real estate enterprises can help real estate enterprises to carry out enterprise risk early warning and risk management capacity building,improve anti-risk ability,and help investors and consumers avoid and reduce real estate investment risks.
