租赁住房区位因素量化研究

摘要 本文以经典特征价格的研究理论以及房地产估价的理论方法为理论基础,以线性特征价格模型作为研究方法,对租赁住房区位因素进行梳理与分析,整理得到较为完善的因素因子理论框架,并以此指导样本数据的采集与筛选。通过多元线性回归模型的试算,得到两个略有差异的模型结果,揭示了租赁住房区位因素中的核心变量及其影响程度。
