摘要
房屋租赁合同作为《民法典》典型合同类型之一,在市场经济活动和社会生活中应用普遍。现实中,合同双方签订房屋租赁合同时往往更多关注的是租金及其支付事项,却忽略了其他一些影响重大的问题。本文以出租人为视角,梳理房屋租赁合同的审核与履行要点,并提出相应的法律风险防控措施,为进一步提升房屋租赁合同的法律风险防控能力提供参考。
House-leasing contracts are one kind of nominate contracts in the Civil Code of the People’s Republic of China,and are applied commonly to the economic and social activities.Usually,the two sides pay more attention on the rent and its payment but neglect other potentially important matters while reaching an agreement.The article hereby stands on the side of lessors unscrambling some main points on the checking and fulfilment of house-leasing contracts,and gives the relevant measures to prevent and control legal risks as well,so as to provides reference to further improve its capacity.
