摘要
本文搜集了微观土地交易数据,基于京津城际高速铁路开通的准自然实验,利用与特征价格模型结合的多重差分方法评估了城际高铁对土地市场的冲击。研究表明,城际高铁在开通前至少半年就会对土地价值产生影响,影响范围约为站点周边方圆10公里,提高周边土地价值约20%,但对工业用地影响不明显,且现有建设用地价格所受影响显著大于新增建设用地。同时,城际高铁通过土地财政渠道短期能够显著带动当地经济增长。本研究从增长效应的视角为城际高铁建设的效益评估提供经验证据,为促进城市群内部的区域协调发展提供决策依据。
Based on the quasi natural experiment of the opening of Beijing Tianjin intercity high-speed rail(HSR),this paper uses the multiple differences method with hedonic model setting to evaluate the impact of intercity HSR on the land market.The research shows that the effect of intercity HSR on the land value emerges at least half a year before its opening.The geographical range is about 10km around the station,increasing the land value by about 20%,but the impact on industrial land is not significant,and the impact on the price of existing construction land is significantly greater than that of new construction land.At the same time,the intercity HSR can significantly drive the local economic growth in the short term through land finance channels.From the perspective of growth effect,this study provides empirical evidence for the benefit evaluation of intercity HSR construction,and provides decision-making basis for promoting regional coordinated development within urban agglomeration.
