历史街区街巷活力与商业业态的相关性探究及启示——以老门东历史街区为例

Exploration of the Correlation between Street Vitality and Commercial Form of Historic Block:A Case Study of Laomendong Historic Block

近年来,在法律法规不健全的背景下,相当一部分历史街区采用居民完全迁出后再开发的简单粗暴的商业化开发模式,历史街区的主导功能由居住转化为商业娱乐,由此导致历史街区文化特色消失甚至空间同质化严重。文章以南京老门东历史街区为例,以城市人口热力数据、高德兴趣点数据(POI)结合实地调研数据,建立街区街巷活力与业态测度体系。综合运用Pearson相关性分析等方法,分析街区街巷活力与商业业态的相关性现状,进而提出了业态数量、密度、运营方面的几点策略。以期加强历史街区的商业发展与历史文化真实性展现的结合,增强历史文化体验感,实现街区的多元永续活力。

In recent years,under the background of unsound laws and regulations,a considerable number of historic blocks have adopted a simple and crude commercial development model in which residents have completely moved out and then the district is redeveloped.Cultural characteristics disappear and even space homogenization is serious.This article takes Nanjing Laomendong Historic District as an example,and uses urban population heat data,AutoNavi Point of Interest(POI)data combined with fi eld research data to establish a measurement system for the vitality and business status of streets and alleys in the district.This study comprehensively uses methods such as Pearson correlation analysis to analyze the current status of the correlation between the vitality of streets and alleys and commercial formats,and then proposes several strategies in terms of the number,density,and operation of commercial formats in order to strengthen the combination of the commercial development of the historic district and the authentic display of history and culture,enhance the sense of historical and cultural experience,and realize the diverse and sustainable vitality of the district.
