第三条路——基于“日照权转移”的老旧多层住区更新实验

The Third Way——Renewal Experiment of Old Multi-storey Residential Area Based on“Solar Right Transfer”

针对我国大量老旧多层住区更新中面临日照约束的问题,本文首先尝试提出“日照权转移”的概念,运用多目标优化算法以平衡日照条件保障、容积率提升和光伏技术推广的多重需求。其次,通过南京老旧小区的实验性设计,验证该模式对激发居民自建和促进邻里活力再生的可行性。最后,为了推广该方法从政府、居民和设计师三个方面提出制度性优化建议。

Aiming at the problem of solar constraint in the renewal of a large number of old multi-storey residential areas in China,this paper first tries to put forward the concept of‘solar right transfer’,and uses multi-objective optimization algorithm to balance the multiple demands of solar condition guarantee,plot ratio improvement and photovoltaic technology promotion.Secondly,through the experimental design of the old residential area in Nanjing,the feasibility of this model to stimulate residents’self-construction and promote neighborhood vitality regeneration is verified.Finally,in order to popularize this method,institutional optimization suggestions are put forward from three aspects:government,residents and designers.
