中坤广场既有商业建筑改造设计总承包模式的应用方法

Application method of general contracting mode for reconstruction design of existing commercial buildings in Zhongkun Plaza

基于既有商业建筑改造设计工作庞杂、专项设计单位众多、沟通过程专业性强的特点,本文以中坤广场改造项目设计总承包模式为例,分析改造项目设计总承包模式的现状与必要性,对改造项目管理的复杂性,通过设计总承包的模式进行沟通与解决;明确设计管理的组织架构、主要内容以及管理流程,旨在提升既有商业建筑改造设计管理成效;最后基于改造项目的经验,提出设计总承包中重要节点划分与建筑师负责制应用的重要性,为设计单位加强对既有商业建筑改造设计总承包项目在技术质量方面的管理提供参考.

Based on the characteristics of complex reconstruction design of existing commercial buildings,numerous special design units,and highly professional communication process,the design general contracting mode of Zhongkun Plaza reconstruction project is taken as an example to analyze the status quo and necessity of the design general contracting mode of reconstruction projects,and communicate and solve the complexity of reconstruction project management through the design general contracting mode;By clarifying the organizational structure,main content and management process of design management,the effectiveness of existing commercial building reconstruction design management is improved;Finally,based on the experience of the reconstruction project,the importance of the division of important nodes and the application of the architect responsibility system in the design general contracting is proposed to provide a reference for the design unit to strengthen the management of the technical quality of the design general contracting project.
