某房屋两种危险性鉴定评定方法的对比分析

摘要 以某房屋为例,采用JGJ 125-2016《危险房屋鉴定标准》中构件法、直接评定法(影响面积法)两种不同的方法进行房屋危险性鉴定,得到了两个不同的结果。经分析,采用构件法进行危险房屋鉴定时,受竖向危险构件影响的梁、板、檩条等水平构件、以及与竖向危险构件相连的自承重墙体等围护构件均应评定为危险点。这样构件法的评定结论可以与直接评定法的(影响面积法)的评定结论一致,可防止危险房屋被漏判。 Taking a house as an example,this paper uses two different methods:component method and direct evaluation method(influence area method)in the identification standard of dangerous houses to carry out risk identification,and two different results are obtained.After analysis,when the component method is used to identify the dangerous house,the horizontal components such as beams,plates and purlins affected by the vertical dangerous components,as well as the enclosure components such as self-bearing walls connected with the vertical dangerous components shall be evaluated as dangerous points.In this way,the evaluation conclusion of component method can be consistent with that of direct evaluation method(influence area method),which can prevent dangerous houses from being missed.
