本文从制度经济学视角对农村土地产权进行界定,试图构建资本下乡的产权理论分析框架,在此框架下分析资本下乡面临的土地产权难明晰与土地收益权难分配两大问题,推演了解决“两难”的假说,以武汉市黄陂区杜堂村资本下乡的土地产权分配实践为例验证了理论假说,并总结了解决两难、实现“多赢”的对策建议。

This paper from the perspective of institutional economics to define rural land property rights,trying to build the capital of property theory analysis framework,under the framework of the analysis of land property rights and land usufruct distribution,deduced the solution to the"dilemma"hypothesis,in Wuhan huangpi district Du Tang village capital of land property distribution practice verified the theoretical hypothesis,and summarizes the countermeasures to solve the dilemma,realize"multi-win".
