摘要
历史风貌建筑改造不仅要最大化地保护其外部的历史风貌,也要对内部空间进行适应性更新。日本求道学舍在改造中以SI理念对住宅技术体系进行更改,通过第一阶段的建筑骨架改造和第二阶段的内装置入,在保留历史风貌的同时兼顾室内舒适度和现代化风格,不仅适应于当今时代的使用需求,还可获得未来可持续更新的便利性。在开发模式方面,以筑波方式为基础进行住户集资租借改造,并设立解体基金以降低改造项目的资金风险和投资门槛,使项目不再依赖于单一的投资主体,对我国历史风貌建筑的保护更新具有一定参考意义。
The renovation of historic buildings should not only protect the original historic style at the maximum degree,but also renew the internal space in a modern-adapting way.The Kyudogakusha of Japan makes SI-theory-based renewal of residential technology and system,and the renewal has a first stage to renovate the building structure,while a second stage to embed internal installments.The original historic style is conserved,and the indoor comfort and modernization are also achieved.The result is the fulfillment of contemporary requirements of use,and the convenience for future sustainable upgrade.For the development mode,Tsukuba method is taken as the basis for residents’fund-raising and collective renovation,and a dissolution fund is established to reduce the capital risk and investment threshold of the renovation project,which will no more depend upon a single investor,and so it provides a certain reference meaning for the protective renewal of historic buildings in China.
