文章以存量商业资产为研究对象,归纳总结了存量商业改造的设计要点,从项目选址、外部交通整合、动线规划、空间改造、后勤附属功能空间优化到业态整合,从运营视角多维度探讨改造设计要点。最后通过葫芦岛龙港商业建筑改造案例,分析其物业现状,并针对性地提出改造策略,为存量改造提供一般性方法,以对此类改造项目提供指导意义。

Taking stock commercial assets as the research object,the main points of design on the stock commercial reconstruction were concluded.In terms of project location,external traffic integration,moving line planning,space reconstruction,auxiliary function space optimization,and business form integration,the main points of design on reconstruction were discussed from the perspective of operation.Furthermore,taking the reconstruction of Huludao Longgang Commercial Building as an example,the current situation of this commercial building was analyzed and reconstruction strategies were proposed,with a view to providing general methods and a reference for the stock reconstruction.
