近年来,国内外经济形势复杂多变,基础设施投资驱动作用任重道远。基础设施公募REITs经过两年的试点,已进入快速发展的通道。包括商业银行在内的金融机构都迎来新赛道,但同时也面临收益有限、可选项目较少、由主体信用向资产信用转变的估值体系变化等问题。本文分析商业银行当前参与基础设施公募REITs业务面临的难点,从项目储备、组合式开发、风控体系建设等方面探析商业银行开拓基础设施公募REITs业务的思路和策略,为商业银行提升金融服务能力提供参考。

In recent years the economic situation has become increasingly complex.Expanding infrastructure investment is gaining importance,and this will enable infrastructure REITs to play a more important role in China's economic development.Financial institutions,including commercial banks,are seeing new opportunities and new business development paths,but because of constraints on their traditional business models,they face numerous difficulties in participating in infrastructure REITs.This paper explores solutions for these problems and examines fresh business ideas that could improve the level of financial services at commercial banks and thereby assist them in participating in infrastructure REITs.
