港珠澳大桥对珠海房地产业的影响

The Influence of Hong Kong-Zhuhai-Macao Bridge on Zhuhai Real Estate Industry

珠海作为珠江口西岸核心城市及拥有长达604公里海岸线、同时拥有146余个大小岛屿的百岛之市,以海滨风景旅游城市、中国十佳宜居城市、国家园林和卫生城市与中国最具幸福感城市而闻名全国乃至亚洲。作为由中华人民共和国国务院批复确定的中国经济特区,同时也是广东省省域中心城市的珠海近年来房地产呈现出稳中带增的健康发展模式,若无外部因素干扰珠海房价应与周边城市增长速度相同。港珠澳大桥西部接口落户珠海后,观察珠海房地产走势发现主要在两个时间节点实现快速增长,对应时间可以发现与港珠澳大桥正式动工以及封闭通车时间较为重合。本文就以港珠澳大桥是否对珠海房地产业有影响的研究过程作为本论文的核心。

Zhuhai is a core city on the west centre of the Pearl River Estuary and a seaside scenic tourist city.There is famous for being one of the top ten livable cities in China,a national garden and a sanitary city,and the happiest city in China.It enjoys a high reputation throughout the country and even in Asia.As a special economic zone and provincial central city approved by the State Council of China,the real estate in Zhuhai has shown a healthy development pattern of stable and slightly increasing in recent years.If no exter⁃nal factors disturb the real estate in Zhuhai,the growth rate should be the same as that of surrounding cit⁃ies.However,since the western interface of the Hong Kong-Zhuhai-Macao Bridge was established in Zhuhai,the real estate trend in Zhuhai has achieved rapid growth mainly in two time nodes,and the corresponding time can be found to coincide with the official start of construction and closed opening of the Hong Kong-Zhuhai-Macao Bridge.The purpose of this paper is to study whether the Hong Kong-Zhuhai-Macao Bridge has an impact on the real estate industry in Zhuhai.
