摘要
房地产业与生态环境协同发展对我国实现“双碳”目标具有重要意义。本文通过构建SBM-Undesirable模型和GML指数模型分别测算中国房地产业生态效率及动态生产率,借助Tobit回归模型探究生态效率影响因素。结果表明:(1)我国房地产业生态效率在区域上呈现东部地区领先、中西部地区局部赶超态势,省域上呈现俱乐部收敛现象;(2)房地产业动态生产率由波动转为平稳,省域上房地产业生态发展增速存在差异;(3)经济发展水平、企业利益、居民住房消费能力、政府扶持力度及技术革新程度对房地产业生态效率具有促进作用,行业规模对房地产业生态效率具有抑制作用。基于上述结论,各地应注重改善房地产业资源配置效率,促进房地产业生产要素之间的流通,推动房地产业协调均衡发展。
The coordinated development of real estate industry and ecological environment plays an important role in achieving the"double carbon"goal in China.This study constructs SBM-Undesirable model and GML index model to calculate the ecological efficiency and dynamic productivity of China's real estate industry respectively,and uses Tobit regression model to explore the influencing factors of ecological efficiency.The results show that:(1)the ecological efficiency of the real estate industry in eastern China is the highest,and the ecological efficiency in central and western China overtakes each other,showing the phe-nomenon of club convergence at the provincial level;(2)the dynamic productivity of the real estate industry changes from fluctuat-ing to stable,and there are differences in the growth rate of ecological development of the real estate industry at the provincial lev-el;(3)economic development level,enterprise interests,residents'housing consumption capacity,government support and techno-logical innovation degree have a promoting effect on the ecological efficiency of the real estate industry,while industry scale has a inhibiting effect on it.Based on the above conclusions,local governments should pay attention to improving the efficiency of re-source allocation in the real estate industry,promoting the circulation of production factors in the real estate industry,and promot-ing the coordinated and balanced development of the real estate industry.
