城市更新背景下我国中央商务区规划建设探索——以海南自贸港三亚中央商务区为例

Exploring the Planning and Construction of China's CBD under the Background of Urban Renewal:Taking Sanya Central Business District of Hainan Free Trade Port as an Example

文章基于中央商务区相关的理论研究与规划实践,面向我国全面进入城市更新时代、城市发展内涵与动能转变的总体趋势,探索性地提出城市更新背景下,我国中央商务区规划建设的转型方向,即:在建设方式上,从新城新区蓝图式转型为存量更新生长式;在空间形态上,从高密度高集聚度转型为以人为本密度适宜;在功能组织上,从以商务办公主导转型为多元复合综合开发,并在海南自贸港三亚中央商务区的规划建设中实践、探索、应用。

Based on the theoretical research and planning practice of the CBD,and facing the overall trend of China's comprehensive entry into the era of urban renewal and the transformation of urban development connotation and kinetic energy,this paper explores the transformation direction of the planning and construction of the CBD under the background of urban renewal,that is,the transformation of the construction mode from the blueprint style of new cities and new areas to the stock renewal growth style,in terms of spatial form,it has transformed from high-density and high concentration to people-oriented and suitable density,and in terms of functional organization,it has transformed from business office oriented to diversified and comprehensive development,and has explored and applied in the planning and construction of Sanya CBD,a free trade port in Hainan.
