摘要
老城中心区内的平房街区常具有量大面广、历史建筑散布、居民组成多样、空间潜力大、规划条件复杂等特点,其腾退后院落的更新和策划开发面临诸多难点。文章构建了面向老城平房街区腾退后院落的空间诊断平台,阐述其基于“数据整合”和“问题解析”共同驱动下的总体思路和技术步骤,为复杂更新主体及需求影响下的更新决策提供动态响应的技术辅助依据。已有实际城市更新项目的实践检验显示,诊断平台有助于提高腾退后院落的空间更新策划的科学性,对于存量空间资源的科学运营与优化配置具有一定借鉴意义。
The traditional residential districts in old city centers are characterized by their large size,scattered historical buildings,diverse residents,huge potential and complex planning conditions.These areas present many difficulties when it comes to renewal and programming of the vacated courtyards.This paper builds a spatial diagnosis platform for the vacated courtyards of traditional residential districts in the old city,and explains the general idea and technical steps based on the combination of“data integration”and“problem analysis”.This platform provides a technical aid for dynamic response to complex regeneration subjects and demand-influenced regeneration decisions.It has been tested in actual urban renewal projects,helping to improve the scientific nature of spatial programming and optimize the scientific operation and allocation of inventory spatial resources.
