摘要
大型旧改项目的加建和改建决策影响维度众多,其改建方式与成本、质量、安全、进度、工艺的关系密切。文章以某大型“烂尾楼”项目为例,上部结构比较了框架-剪力墙体系和钢结构+阻尼器体系两种结构方案,同时分析了基础成本、上部成本、加固工艺等多方面的成本及实施优劣势,为此类工程的改造提供了一种实用的分析方法。
There are many dimensions affecting the decision-making of addition and reconstruction of large old renovation projects.The reconstruction method is closely related to cost,quality,safety,progress and technology.Taking a large"unfinished building"project as an example,this paper compares two structural schemes of frame-shear wall system and steel structure+damper system for the superstructure,and analyzes the cost such as foundation cost,upper cost,reinforcement technology cost and implementation advantages and disadvantages,which provides a practical analysis method for the renovation of such projects.
