住宅物业服务的标准化建设和标准实施概况

Overview of Standardization Construction and Implementation of Standards on Residential Property Services

物业服务的品质已经成为人们选择居住地和购置房产的重要评价指标之一,因为服务品质的高低直接关系着人们未来生活体验的质量。好的物业服务在某种程度上甚至可以弥补居住环境、基础设施等硬件带来的不足,提高人们的生活品质。在我国,物业服务企业超过10万家,这些企业在资质、经验、专业水平、创新能力等方面都存在不同的差异,物业从业人员水平也参差不齐,导致物业服务业整体发展不平衡。由于地域、习俗、环境、发展水平的差异,各地对于物业服务的标准要求以及标准实施情况也不尽相同。本文概述了我国住宅物业服务的标准化建设现状,基于具体案例对住宅物业服务标准的实施情况进行简要分析,并对我国的物业服务标准化工作提出几点建议。

The quality of property services has become one of the most important evaluation indicators for people to choose residence and purchase properties,as the quality of services is directly related to the quality of people's future living experience.To some extent,good property services can even make up for the shortcomings brought by the residential environment and infrastructure and improve people's quality of life.In China,there are more than 100,000 property service enterprises,which vary in terms of qualification,experience,professional level and innovation ability,and the level of property practitioners varies,resulting in the unbalanced development of the overall property service industry.Due to differences in geography,customs,environment and development,the standard requirements for property services and their implementation of standards vary from place to place.This paper outlines the current situation of standardization construction of residential property services in China,briefy analyzes the implementation of residential property service standards based on specific cases,and puts forward some suggestions for the standardization of property servicesinChina.
