义乌市地下空间地籍调查与编码方法研究

Research on cadastral survey and coding method of underground space in Yiwu city

针对地下空间不动产范围界址的确定缺乏统一的管理规范、地下空间定着物单元划分不明确等问题,该文以义乌市为示范区探究不动产地籍调查的技术路线与工作方法。利用全站仪测量和三维激光扫描技术对选取的典型示范区进行数据采集和模型制作,建立了三维不动产单元数据模型以展示地下空间成果。在国家标准的基础上对定着物单元号部分的编码规则进行细分,并对地下商铺、地下车库等多个典型地下空间不动产单元进行编码,完善不动产单元的编码规则,改进地下空间地籍调查的方法,加强对地下空间不动产登记工作的规范管理。

In view of the lack of unified management specifications for the determination of the boundary sites of the real estate scope of underground space and the unclear division of fixed unit units in underground space,taking Yiwu city as the demonstration area,the technical route and working methods of real estate cadastral survey were explored in this paper.The total station measurement and three-dimensional laser scanning technology were used to collect data and model the selected typical demonstration area,and a three-dimensional real estate unit data model was established to display the results of underground space.The coding rules of the fixed unit number part were subdivided on the basis of national standards.In addition,a number of typical underground space real estate units such as underground shops and underground garages were coded,the coding rules of real estate units were improved,the methods of underground space cadastral survey were improved,and the standardized management of underground space real estate registration work was strengthened.
