高密度建设背景下青年长租公寓交通及其附属空间的高效利用设计研究

Research on the Efficient Utilization Design of Traffic and Auxil ary Space of Youth Long-term Rental Apartments under the Background of High-density Construction

随着一线城市房价和建筑开发强度的不断增高,购入房产对于大部分青年群体越发艰难,因而面向青年群体的长租公寓(下文简称:“公寓”)应运而生,相应的空间设计研究也发展到了由量到质的阶段。但是公寓内部的交通及其附属空间,在目前高密度建设背景下建成的大量案例中普遍存在空间利用率低、功能单一、视觉效果不佳等诸多问题。文章通过工程项目设计结合实地调研,对长租公寓交通及其附属空间进行相应的研究,归纳总结其空间类型及高效利用策略,在设计实践中加以运用,希望为后续同类设计提供参考。

With the continuous increase of housing prices and building development intensity in first-tier cities,it is more and more difficult for most young people to buy real estate.Therefore,long-term rental apartments(hereinafter referred to as"apartments")for young people have emerged as the times require,and the corresponding space design research has also developed to the stage from quantity to quality.However,in the large number of cases built under the background of high-density construction,there are many problems such as low space utilization rate,single function,and poor visual effect in the traffic and its ancillary space inside the apartment.Based on engineering project design combined with field research,this paper conducts corresponding research on the transportation of long-term rental apartments and their ancillary spaces,summarizes their space types and efficient utilization strategies,and applies them in design practice,hoping to provide references for subsequent similar designs.
