摘要
在高层住宅中,单元两户板式能为住户提供更为舒适的居住体验,尤其适合改善型住宅的需求。从已有市场反馈和未来发展趋势来看,单元两户板式住宅比其他类型住宅的品质更好、更受市场欢迎,也更有理由成为未来发展的重点。文章以目前常用的19层及以上单元两户板式住宅交通核优化设计为例,将交通核的公共空间进行集约化整合,减少隐秘和灰色空间、争取自然采光与通风,做到流线便捷、环境舒适,绿色节能。通过明确空间归属、减少模糊空间来提升公共空间意识,从而促进邻里关系的和谐和社会风气的良好转变;通过对交通核的优化设计,在提高得房率的同时改进户内设计、减少碳排放,综合提升住宅品质。
In high-rise residence,unit two-family slab house can provide more comfortable residence experience for residents,especially,it is suitable for the demand to improved housing.As seen from existing market feedback and future development trend,unit two-family slab house has better quality than other type of residence and is better received by market,therefore,it will be emphatically developed in future.This paper takes the traffic core optimized design for the presently common floor 19 and higher unit two-family slab house as an example,it intensively integrates the public space of traffic core,reduces secret and grey space,strives for natural lighting and ventilation,so that the streamline is convenient,the environment is comfortable,and it is green and energy-saving.It improves the consciousness of public space by making clear space attribution and reducing fuzzy space,so as to promote the harmony of neighborhood relations and the improvement of social atmosphere;through optimized design of traffic core,it improves indoor design and reduce carbon emissions while increasing the housing availability,so as to comprehensively improve the residential quality.
