新型便民式物业社区服务可持续发展研究

摘要 在物业服务行业高速发展,逐步开始社会化、专业化和市场化的背景下,业主的基本诉求也逐渐变为高效便捷的多元需求。为满足各阶层业主的生活需求及智慧社区服务的经济性、福利性和公益性便民利民服务,需要构建一种较为完善的便民利民的社区服务体系。研究认为,通过增加特约服务的新型服务,结合物业费的收缴率情况,为信誉度较高的业主提供相应的有偿服务,由此来增加业主对物业服务企业的依赖和信任,可以间接提高业主满意度和物业费的收缴率。在物业服务体系原有基础上,分析新型物业增值服务项目及业主多元需求,为提高社区服务水平提出了推广智慧化服务平台、优化管理制度、把控服务品质、完善服务内容等方面的实施策略。 In the property service industry rapid development,gradually began under the background of socialization,specialization and marketization,the basic demands of the owner also gradually become efficient and convenient diverse demand,to meet the demand of all classes of owner life and wisdom of community service economy,welfare and public welfare convenience and benefit service,build a relatively perfect community service system of the convenience and benefit.By increasing the new service system of special service and combining with the collection rate of property fees,we provide corresponding paid services for the owners with high credibility,so as to increase the owners'dependence and trust in property service enterprises,and indirectly improve the satisfaction of owners and the collection rate of property fees.This paper is mainly to understand the new property value-added service projects and the diversified needs of owners on the basis of the property service system,and improve the level of community service.
