某超高层建筑方案设计阶段结构选型成本分析

Cost Analysis of Structural Type Selection in the Scheme Design Stage of a Super High-Rise Building

近年来,超高层建筑如雨后春笋般竖立起来,成为城市的靓丽名片,彰显城市的经济和科技实力。超高层建筑具有建设周期长、投资大、投资风险高等特点,控制成本成为开发商密切关注的焦点。做好设计阶段各方案选型工作是控制成本最有效的手段,而结构方案选型则是方案选型重点工作内容之一。文章通过介绍厦门绿发新时代广场超高层项目在设计阶段提出的钢筋混凝土框架-核心筒、钢柱混凝土框架-核心筒及钢框架-核心筒三种结构方案,结合超高层建筑施工技术特点,总结出不同结构方案的材料用量、人工消耗量、工期差异。在此基础上套用当地预算定额,总结分析了不同结构方案间分部分项工程费及措施项目费等成本差异,以期为超高层建筑结构方案选型决策提供借鉴。

In recent years,super high-rise buildings have sprung up like bamboo shoots,becoming a beautiful business card of the city,and also highlighting the economic and technological strength of the city.At the same time,super high-rise buildings have the characteristics of long construction period,large investment and high investment risk,so cost control has become a focus issue for investors.The selection of design schemes at the design stage is the most effective means to control the cost,and the selection of structural schemes is one of the important working contents of design-schemes-selection.This paper introduces three structural schemes of reinforced concrete frame-corewall structure、concrete frame with steel column-corewall structure and steel frame-corewall structure in the design stage of Xiamen Lvfa New Times Square super high-rise building,and gives the difference of material requirement,labor consumption and schedule of different structural schemes in combination with the technical characteristics of super high-rise building construction.On this basis,this paper summarizes and analyzes the cost difference of the project fee and measures cost of each scheme by applying the local estimate quota,in order to provide reference for the decision-making of the super high-rise building structural schemes.
