摘要
在阐述传统房地产开发模式面临“三高”模式不适用、收益降低、专业化要求提高、品牌效益凸显等现实状况的基础上,分析发展商业代建的优势及面临的问题,明确开发企业参与商业代建的发展趋势和特点,并提出防范化解项目风险、提高服务能力与品牌力、培养代建人才、完善信用评价机制、优化担保与保险制度等措施建议,以促进开发企业参与商业代建实现转型升级。
On the basis of the elaboration of the traditional real estate development mode faced with the“three high”mode is not applicable,income reduction,specialization requirements,brand benefits highlighted and other realistic conditions,this paper analyze the advantages and problems of the development of commercial agent construction,and clarify the future development trend and characteristics of development enterprises to participate in commercial agent construction.Measures and suggestions are put forward to prevent and defuse project risks,improve service ability and brand power,train talents of agent construction,perfect credit evaluation mechanism,optimize guarantee and insurance system,etc.,so as to promote development enterprises to participate in commercial agent construction and realize transformation and upgrading.
