摘要
轨道交通的建设与运营对房价有显著影响。随着济南市多条地铁线路相继通车,地铁沿线的房价出现了不同程度的波动。为探究地铁对周边房价的影响机制,选取济南地铁3号线周边1km范围内的小区作为样本,利用样本小区的二手房房价数据,从时间和空间两个维度对房价和房价增长率进行分析,探究地铁开通前后不同阶段沿线住宅价格的变化,找寻地铁沿线房价的空间分布规律,并在此基础上解释房价变动的原因。结果表明,济南地铁3号线对周边房价的影响存在显著的时空效应。由此提出地铁沿线土地开发的相关建议,为今后规划决策提供参考。
The construction and operation of rail transit has a significant impact on housing prices.With the opening of many subway lines in Jinan,surrounding house prices have fluctuated to varying degrees.In order to explore the impact mechanism of subway on the surrounding house prices,the residential areas within 1km around Jinan Metro Line 3 are selected as a sample.The house prices and their growth rate are analyzed from two levels,time and space,using the second-hand housing price data of the sample community.This study also compares the house prices along the line before and after the opening of the subway,in order to figure out the spatial distribution law of house prices along the subway line,and to explain the reasons for the change in house prices.It shows that Jinan Metro Line 3 has a significant time-space effect on the surrounding house prices.The relevant suggestions for land development along the subway line are proposed,which provides a certain reference for planning decisions.
