摘要
本文结合某新建商品房住宅工程对工程结算情况与索赔优化要点进行分析,由于设计变更、不可抗力等非承包单位原因,导致本工程前半部分为了销售进行了节点赶工,后半部分由于设计调规、不可抗力等工期延长增加延期索赔。通过分析施工单位提出的索赔意向、收集并整理索赔资料、分析探究索赔原因和总结测算索赔费用等方式对该项目的工期索赔进行了全过程审核,最后施工单位在赶工补偿及延期索赔上均得到了合理的费用及工期补偿。
This study analyzes the project settlement and claim optimization points of a new commercial housing residential project.Due to design changes,force majeure and other non-contractor reasons,the first half of the project construction is rushed for sales,and the second half of the project construction prolongs due to design adjustment and force majeure,and the delaying claim is added.Through analyzing the claim intention submitted by the construction unit,collecting and sorting out the claim information,analyzing and exploring the reasons for the claim,and summarizing and calculating the claim cost,the whole process of the construction period claim of this project is reviewed,and finally the construction unit receives reasonable expenses and construction compensation in terms of rush compensation and delaying claim.
