摘要
居民满意度是衡量老旧小区改造可持续的重要指标。本文基于马斯洛需求理论,通过居民满意度调研与分析,利用专家群智慧确定指标权重,结合模糊数学理论对老旧小区改造内容进行居民满意度评价。研究结果表明:老旧小区改造居民满意度的影响因素为居住环境、配套设施、物业管理、施工环境与社区情感;本文评价方法提高了老旧小区改造居民需求与改造内容的适配性。基于研究结论,应加强过程监督,建立老旧小区改造共进机制;强化“双主互动”,建立老旧小区改造共鸣机制;优化评价方法,动态评价老旧小区改造居民满意度。
Residents'satisfaction is a significant indicator to'measure the sustainability of old community renovation.In this paper,based on Maslow's needs theory,we use the wisdom of expert group to determine the index weights and fuzzy mathematical theory to evaluate the satisfaction of residents in the old community renovation.The results of the study show that the factors influencing the satisfaction of residents in the renovation of old community are living environment,supporting facilities,property management,construction environment and community emotion;the evaluation method of this paper improves the adaptability between the needs of residents and the renovation contents of old community.Based on the findings of the study,we should strengthen the process supervision and establish a common progress mechanism for the renovation of old community:strengthen the“double main interaction”and establish a resonance mechanism for the renovation of old community;optimize the evaluation method and dynamically evaluate the satisfaction of residents in the renovation of old community.
