房地产业与区域经济耦合协调发展研究

Research on coupling and coordinated development of real estate industry and regional economy

在我国房地产需求逐步恢复的背景下,深入研究房地产业发展与区域经济之间的耦合与协调关系,有助于理解房地产业发展对区域经济增长的促进作用以及二者之间的关系。采用熵权法和耦合协调度模型,评价2015—2021年沈阳市房地产业与区域经济随时间的耦合与协调发展关系。结果显示:沈阳市房地产业与区域经济相辅相成,耦合度在2015—2021年始终保持在0.9以上,两者始终处在高度耦合阶段。2016—2021年二者之间的耦合协调度整体呈现增长态势,从0.586增长至0.851;耦合协调类型发生了中级耦合—初级耦合—中级耦合—良好耦合—优质耦合的变化。此外,比较分析两者发展的程度与类型,旨在保持沈阳市房地产业与区域经济良好和健康的发展状态,并为其他地区房地产业与区域经济的协调发展提供参考和借鉴。

Under the background of gradual recovery of real estate demand in China,in-depth research on the coupling and coordination relationship between the development of real estate industry and regional economy is helpful in understanding the promoting role of real estate industry development on regional economic growth and the relationship between the two.The entropy weight method and coupling coordination degree model are adopted,the coupling and coordinated development relationship between real estate industry and regional economy are evaluated in Shenyang from 2015 to 2021.The results show that the real estate industry and regional economy in Shenyang complement each other,and the coupling degree remained above 0.9 from 2015 to 2021,indicating a high degree of coupling between the two.The overall coupling coordination degree between the two shows an increasing trend from 2016 to 2021,which is increasing from 0.586 to 0.851;the type of coupling coordination has undergone a change from intermediate coupling to primary coupling,to intermediate coupling,to good coupling,and to high-quality coupling.In addition,a comparative analysis is conducted on the degree and type of development between the two,so as to maintain good and healthy development status of the real estate industry and regional economy,and provide reference for the coordinated development of real estate industry and regional economy in other regions.
