老旧电梯更新工程的问题分析及对策研究

随着在用电梯的逐渐老化,老旧电梯更新业务蓬勃发展,鉴于在用大楼更新电梯与业主和使用者密切相关,如何做好老旧电梯更新改造工程,已成为电梯使用者和施工企业共同面临的新课题。针对老旧电梯更新工程项目的特点从设备技术选型和安全风险管理两方面分析,提出有效缩短施工周期、降低危险因素影响、改善用户使用体验和提升电梯使用管理智能化的电梯选型技术指导方案,按照电梯进货、安装、交付使用的全过程探讨有效降低施工过程中安全风险的对策。为广大电梯业主在更新老旧电梯时提供技术方案参考和现场施工管理建议,有利于业主选择最适合的更新方案和产品,保障更新工程的顺利实施。

With the gradual aging of the elevator in use,the renewal business of the old elevator is booming.In view of the fact that the renewal of the elevator in the building in use is closely related to the owners and users,how to carry out the renovation project of the old elevator has become a new issue facing both elevator users and construction enterprises.According to the characteristics of the old elevator renewal project,this paper analyzes the characteristics of the old elevator renewal project from two aspects:equipment technical selection and safety risk management.This paper puts forward the technical guidance scheme of elevator type selection,which can effectively shorten the construction cycle,reduce the influence of risk factors,improve user experience and enhance the intelligence of elevator management,and discusses the countermeasures to effectively reduce the safety risk in the process of construction according to the whole process of elevator purchase,installation and delivery.The purpose of this paper is to provide technical scheme reference and on-site construction management suggestions for elevator owners when updating old elevators,which is helpful for owners to choose the most suitable renewal scheme and products to ensure the smooth implementation of the renewal project.
