摘要
为提升开发商在超高层建筑融资模式选择上的科学性,通过引入案例推理技术(Case Based Reasoning,CBR),在提炼影响其融资模式选择的3层14个指标基础上,运用最近邻策略和网络层次分析的方法构建了该类工程融资模式决策模型。以广州西塔为例对模型进行了有效性验证,并以一栋新建的项目为例对决策模型进行了实证研究,提出了针对性的融资方案建议。研究结果表明政府参与和项目开发商的总资产利润率在超高层建筑融资模式选择决策中占主导地位,且该模型在项目融资方案决策上具有可行性和针对性强等优势。
In order to select effective financing model for landmark skyscrapers,this study constructs a financing selection model based on employing case-based reasoning(CBR)method.A similarity indicator system containing 3 layers and 14 impact factors has been identified based on systematical literature review.The case retrieval is completed by using the nearest neighbor strategy and network analytic hierarchy.Then Guangzhou West Tower is taken as an example to confirm the validity of the proposed CBRbased method,which is finally used to puts forward financing suggestions for a new project.The results show that the government support and total asset profit margin of project developers are most important for selecting financing model of landmark skyscrapers,and the established CBR-based model has the advantages to generate feasible and pertinent project financing schemes.
