摘要
在房地产市场不景气和三年疫情影响下,滞压办公商业地产在大城市已经成为“赘肉”。如何盘活存量商办房,激活房地产市场以复苏经济,日益受到关注。我们的建议是“商改租”,在税收优惠情况下,允许土地变性,改为“青年公寓”或“新市民公寓”出租。在此过程中,需要注意“商改租”带来的负面影响,包括群租众多人口带来的管理、安全、子女入学、居住服务等“超载过负”问题。
Under the influence of the slump in the real estate market and the three-year epidemic,stagnant commercial real estate has become"extra meat on bones"in big cities.How to revitalize the stock of commercial houses and activate the real estate market to revive the economy has attracted increasing attention.Our proposal is to"commercial real estate to rent",and in the case of tax incentives,allow the land to be changed to"youth apartment"or"new citizen apartment"for rent.In this process,it is necessary to pay attention to the negative impact of"commercial real estate to rent",including the problems brought by the large number of people renting in groups,such as management,safety,children's schooling,and residential services.
