基于特征价格模型的农村住房财产权抵押贷款中农房价格的影响因素研究

摘要 农村住房财产权抵押是缓解农村地区融资难的重要途径,构建科学、合理的住房价值评估体系是推动农村住房财产险抵押业务发展的关键。通过构建特征价格模型,分析了农村住房财产权抵押贷款试点地区农房的建筑特征、邻里特征和区位特征等因素对房屋价格的影响程度。结果显示:建筑面积与农房价格具有显著的正相关关系;农房的地理位置会对农房价格产生非常大的影响,农房所在地区的经济发展程度越高、附近的生活配套设施和教育配套设施越完善、交通便利程度越高,农房价格越高,而且农村地区旅游业的发展也会带动农村房屋价格上涨。中国农村房屋的价格具有很大的区位差异,实践操作中,应将影响农房价格的特征因素纳入价值评估体系,因地制宜制定具体的评估细则,完善农村住房财产权价值评估机制,盘活农村闲置房屋,更有效地推动金融机构服务“三农”。 Mortgage of rural housing property rights is an important way to alleviate financing difficulties in rural areas. Building a scientific and reasonable housing value evaluation system is the key to promoting the development of rural housing property insurance mortgage business. The influence degree of building characteristics, neighborhood characteristics and location characteristics on the price of rural houses in the rural housing property mortgage loan was analyzed by the Hedonic price model. The results indicated that: there is a significant positive correlation between building area and rural housing price, the geographical location of rural house has a great impact on the price of rural house, the higher the level of economic development in the area where the farm houses are located, the more complete the living and educational facilities nearby, and the more convenient the transportation, the higher the price of the farm houses, and the development of tourism in rural areas will also drive up the price of rural house. The price of rural housing in China has a great difference in location, in practice, the characteristic factors that affect the price of rural housing should be put into the value evaluation system, and specific evaluation rules should be formulated according to local conditions, the mechanism for evaluating the value of rural housing property rights should be improved, so as to invigorate rural idle houses, and more effectively promote financial institutions to serve agriculture, rural areas and farmers.
