摘要 当前绿色建筑与BIM技术的结合备受关注,但在我国BIM技术在运营阶段的应用仍十分不足。本文通过文献检索法和效益分析法,梳理总结了BIM技术的优势和应用的障碍及其在绿色建筑运营阶段应用的特点,探讨了在运营阶段中构建效益分析体系的原则并利用层次分析法构建效益分析指标体系,引用国内的案例进行效益分析。经研究表明绿色建筑在运营阶段有着节约资源提升管理效率的巨大潜力,但企业在运营阶段结合BIM技术的前期投入稍大,沟通成本高是导致BIM应用不足的主要原因。为此,本文提出了一些策略和建议,包括政府加大财政投入、加强不同操作软件之间的互通性,企业加强员工的BIM专业培训等。 The combination of green buildings and BIM technology is currently receiving much attention,but the application of BIM technology in the operational stage in China is still very insufficient.This article summarizes the advantages and application obstacles of BIM technology,as well as the characteristics of its application in the green building operation phase,through literature search and benefit analysis methods.It explores the principles of constructing a benefit analysis system in the operation phase and uses Analytic Hierarchy Process to construct a benefit analysis index system.Domestic cases are cited for benefit analysis.Research has shown that green buildings have great potential to save resources and improve management efficiency during the operation phase.However,the initial investment of enterprises in combining BIM technology during the operation phase is slightly higher,and the high communication cost is the main reason for the insufficient application of BIM.Therefore,this article proposes some strategies and suggestions,including increasing government financial investment,strengthening interoperability between different operating software,and strengthening BIM professional training for employees in enterprises.
