预制装配式混凝土住宅渗漏防治技术与管控手段分析

预制装配式混凝土住宅近年来迎来快速发展,但设计、生产、装配施工等环节的技术和管理水平尚不完善,渗漏问题成为住宅工程管理的重难点,因此如何做好预制装配式混凝土住宅的渗漏防治技术和管理显得至关重要。本文基于预制装配式混凝土住宅的全周期管理经验和技术研究,分析了装配式建筑发生渗漏的常见部位、产生原因及防治方法,探讨了预制装配式混凝土住宅在设计、施工过程中的管理手段和渗漏防治策略,旨在为相关人员在设计、施工、维修等工作中提供借鉴和启发。

Prefabricated concrete housing has ushered in rapid development in recent years,but the technology and management level of design,production,assembly and construction is still not perfect.Especially the leakage problem has become the key difficulty of residential engineering management,so it becomes very important to do a good job in the leakage prevention technology and management of prefabricated concrete housing.Based on the whole lifecycle management experience and technology research of prefabricated concrete housing,this paper analyzes the common parts,causes and prevention methods of prefabricated building leakage,and discusses the management and leakage prevention strategy of prefabricated concrete housing in the design and construction process,which could provide reference and inspiration for the relevant personnel in the design,construction and maintenance work.
