摘要
目前,我国城市化发展已经进入到改造建设与新建工程的共生阶段,而在既有建筑中,老旧小区的存量大,基础设施薄弱,其安全性和功能性皆已弱化。在此背景下,国家更加重视民生工程和发展工程的建设,大力推进老旧小区改造工程。由于老旧小区在改造过程的复杂性,利用BIM技术对老旧小区进行智慧化改造,可以全面协调建设各方的工作,提高老旧小区的改造效率、节约老旧小区的改造成本。对老旧小区改造现状队进行分析,提出基于BIM技术老旧小区智慧化改造管理模式,介绍该管理模式的6种应用成效,为老旧小区的智慧化改造寻找一条可持续发展的路径。
At present,the development of urbanization in China has entered the symbiotic stage of transformation construction and new projects.The old community has a large stock in the existing buildingsits for its weak infrastructure is weakened with its security and functionality.In this context,the state attaches importance to the construction of livelihood projects and development projects,promoting the reconstruction of old residential areas vigorously.Due to the complexity of the transformation process of the old community,the intelligent transformation of the old community by using BIM technology can comprehensively coordinate the work of all parties in the construction,improving the transformation efficiency of the old community and saving the transformation cost of the old community.This paper analyzes the current situation of the transformation of the old community,putting forward the intelligent transformation management mode of the old community based on BIM technology.This paper also introduces the six application effects of the management mode,and looks for a sustainable development path for the intelligent transformation of the old community.
