存量更新视角下的工业遗存更新策略以深圳蛇口工业片区为例

The Renewal Strategy of Industrial Remains from the Perspective of Stock Renewal:Taking Shenzhen Shekou Industrial Zone as an Example

中国工业遗存更新正在提速,同时面临着缺乏整体统筹及动态适应性调整、市场需求与公共利益难以协调、缺乏长效活力机制等问题。深圳正从“世界工厂”向“创客天堂”和“先锋城市”转型,工业区更新已成为城市更新的重要内容。蛇口工业片区作为深圳改革开放的见证和工业遗存集中分布的片区,是工业遗存更新和城市更新的重要实践样本。以蛇口工业片区工业遗存为例,归纳其工业遗存更新与城市发展动态协调、政企协调与博奔共存、短期激活与长效运营共促发展等特点,并从规划策略、实施策略和运营策略等方面总结工业遗存更新的经验与启示,以期为相似地区的工业遗存更新提供借鉴。

The renewal of industrial remains in China is accelerating comprehensively,facing problems such as the lack of overall coordianation,the insufficiency of dynamic adaptability adjustment,and the lack of long-term vitality mechanism.Shenzhen is transitioning from a"world factory"to a"maker's paradise"and a"pioneer city",therefore,the industrial zone renewal has become an important field of urban renewal.Shekou Industrial Area,as a witness of Shenzhen's reform and opening up and a concentrated distribution area of industrial remains,is an important practice sample for the regeneration of industrial remains and urban renewal.Taking Shekou Industrial Area as an example,the paper summarized the characteristics of the industrial remains renewal including dynamic coordination with urban development,coexistence of coordination and gaming between the government and enterprises,balancing short-term activation and long-term operation to promote development,and concluded the experience and inspiration of industrial remian renewal from the aspects of renewal strategy,implementation path,and operation,in order to provide reference for industrial remains renewal in similar regions.
