西宁市房地产市场健康状况评价研究

Evaluation study on the health condition ofreal estate market in Xining City

地区房地产市场健康发展对经济、产业发展、民生都有着重要影响。为定量测度和评价西宁市房地产市场健康状况,本文从价格、供求、结构、规模以及可持续发展5个方面构建房地产市场健康评价体系,对西宁市房地产市场整体健康状况进行了综合评价。研究结果表明,2001—2020年西宁市房地产市场发展总体较健康,出现过热和过冷的年份不多,在出现过热和过冷情况之后,在政府和市场的调节下也能很快回归到相对健康的状态。研究结果能够在一定程度上丰富房地产市场健康评价指标体系,同时为其他城市房地产市场健康评价研究提供借鉴和参考。

The healthy development of the regional real estate market has a significant impact on the economy,industrial development,and people's livelihoods.To quantitatively measure and evaluate the health status of the real estate market in Xining City,this article constructs a health evaluation system for the real estate market from five aspects:price,supply and demand,structure,scale,and sustainable development.It comprehensively evaluates the overall health status of the real estate market in Xining City.The research results indicate that the overall development of the real estate market in Xining City from 2001 to 2020 was relatively healthy,with few years experiencing overheating and overcooling.After experiencing overheating and overcooling,it can quickly return to a relatively healthy state under the regulation of the government and market.The research results can enrich the health evaluation index system of the real estate market to a certain extent,and provide reference and reference for the health evaluation research of the real estate market in other cities.
