城市高质量发展与房价的耦合协调关系研究——基于35个大中城市的实证分析

摘要 根据35个大中城市2005—2020年的数据,建立城市高质量发展水平指标评价体系,对高质量发展水平值进行测度,然后通过耦合协调度模型对城市高质量发展和城市房价之间的耦合协调关系进行分析。最后对如何让城市房价适应现阶段城市高质量发展水平进行了论述,提出了两者协调发展对策。研究发现:1)城市高质量发展水平和城市房价有显著相关性,且排名基本相符;2)城市高质量发展水平呈现“东高西低”的态势;3)高质量发展水平与房价的耦合协调度呈现五个梯度。 This paper established the evaluation system of urban high-quality development level indicators based on the data of 35 large and medium-sized cities from 2005 to 2020,measured the value of high-quality development level,and then analyzed the coupling coordination relationship between high-quality development and house prices of cities through the coupling coordination degree model.Finally,it discussed how to adapt the urban house prices to the current urban high-quality development level and proposed countermeasures for their coordinated development.It’s found that:(1)the level of high-quality urban development and urban house prices are significantly correlated,and the rankings are basically consistent;(2)the high-quality urban development level shows a trend of“high in the east and low in the west”;(3)the coupling coordination between the level of high-quality development and house prices show five gradients.
