摘要
为解决物业服务外包风险评价问题,在对山西省内物业管理企业问卷调查的基础上,结合层次分析法从服务风险,管理风险,法律风险等方面综合分析风险评价指标,最终确定各个指标的权重。运用模糊综合评价法,对一家企业进行综合风险评价,得到该企业基于模糊评价标准的结果。该结果相对客观,便于确定风险等级,案例证明运用层次分析法和模糊综合评价法建立的AHP-FCE模型,进行的物业服务外包风险评价,更具可行性和有效性。最后分析了物业服务外包风险防范经验,为物业服务企业防范风险提供参考。
In order to solve the problem of risk evaluation of property service outsourcing,this paper analyzes the risk evaluation index on the basis of the questionnaire,combined with analytic hierarchy process form the service risk,management risk and legal risk,etc.,finally determines the weight of each index.By using fuzzy comprehensive evaluation,a comprehensive risk evaluation in an enterprise is carried out,and the result is obtained based on the fuzzy comprehensive evaluation method and standard.The result is objective and easy to determine risk level.The case shows that the AHP-FCE model constructed by analytic hierarchy process and fuzzy comprehensive evaluation method is more feasible and effective to risk evaluation of property service outsourcing.What's more,this paper analyzes the risk prevention experience of property service outsourcing and provides some references for property service enterprises to prevent risks.
