摘要
在快速城市化进程中,更新改造几乎伴随着城市发展的全过程。随着时间推移、城市交通格局改变、空间品质提升,很多建筑或地块与城市的关系逐渐呈现碎片、孤立的状态,暴露出土地价值未最大化利用、城市空间未有效激活、公共空间的可达性与连续性不足等问题。如何精准实现城市空间修补、公共空间渗透、文化记忆点睛,提高地块建筑单体与区域整体的品质,是城市更新中重要的课题。文章以笔者从项目策划、国际竞赛至设计总承包全过程实践参与的某科技企业上海滨江中心项目为例,阐述在实践中对建筑、街区与城市一体化更新的探索与思考。
In the process of rapid urbanization,renovation is almost accompanied by the whole process of urban development.With the passage of time,the change of urban traffic pattern and the improvement of space quality,the relationship between buildings or plots and cities presents a fragmented and isolated state,exposing problems,such as low land value utilization,ineffective urban space,and the lack of accessibility and continuity of public space.How to accurately realize the repair of urban space,the penetration of public space,the focus on cultural memory,and the improvement of the quality of individual buildings and the whole region in the plot is an important topic in urban renewal.Based on the author’s practical participation in the whole process of the project of an Technology Enterprise in Shanghai Binjiang Center from project planning,international competition to design general contracting,this paper expounds the exploration and thinking on the integration renewal of buildings,blocks and cities in practice.
