老旧住宅整修方案优选研究

摘要 目前我国老旧住宅存量较大,矛盾问题较为突出,对老旧住宅整修有利于改善居住环境、提升城市魅力,同时能够避免新建、翻建施工周期长的缺点。为确定整修内容、择优挑选整修方案,构建了老旧住宅整修功能评价指标体系,并采用层次分析法对不同整修内容的权重进行计算,针对传统的层次分析法无法处理多项功能属性的交叉指标权重的确定问题,提出采用乘积指数加权法对层次分析法进行改进用以确定方案层交叉指标的功能,在此基础上,基于价值工程理论综合考虑老旧住宅整修的投入产出关系,提出了一种老旧住宅整修方案优选方法。最后通过实例分析表明,此方法具有适用性和有效性,可为老旧住宅整修方案比选提供参考。 At present,China has a large stock of old residences and the contradictory problems are more prominent.The reno⁃vation of old residences is conducive to improving the living environment and enhancing the charm of the city,and at the same time,it can avoid the disadvantages of long construction period of new construction and rebuilding.In order to determine the renovation content and select the best renovation plan,the functional evaluation index system of old residential renovation is constructed and the weights of different renovation contents are calculated by using hierarchical analysis method.To address the problem of determin⁃ing the weights of cross-indicators of multiple functional attributes that cannot be handled by the traditional hierarchical analysis method,the product index weighting method is proposed to improve the hierarchical analysis method for determining the functions of cross-indicators at the scheme layer.On this basis,a method is proposed for the optimization of the renovation plan of old houses based on the value engineering theory,considering the input-output relationship of the renovation of old houses.Finally,the exam⁃ple analysis shows that this method is applicable and effective,and can provide reference for the selection of old residential renova⁃tion schemes.
