摘要
爬取房产交易网站信息获取了邛海国家湿地公园周边25个居住小区的318条房地产资料,采用特征价格法分析了邛海国家湿地公园对住宅房产价格的影响距离及其增值系数,以2022年西昌市的平均房价,评估了邛海国家湿地公园对周边土地增值的影响。结果表明:邛海国家湿地公园对周边住宅房产具有显著的正面效应,提升了住宅房产的价值,平均增值系数达73.78%,但这种增值效应仅能影响到距离公园1.864 km内的居住用地。据此推算,邛海国家湿地公园能够促进9.14 km^(2)土地升值,增值的总价值为626.95万元。研究旨在评估邛海国家湿地公园对住宅房产的增值效应,为邛海国家湿地公园的管理和保护提供决策支持。
This study aims to assess the value appreciation effect of Qionghai National Wetland Park on residential properties.Firstly,318 real estate data were collected from 25 residential neighborhoods surrounding the park by scraping property transaction websites.Subsequently,the hedonic price method was employed to analyze the impact distance and appreciation coefficient of Qionghai National Wetland Park on residential property prices.Finally,based on the average housing price in Xichang City in 2022,the influence of Qionghai National Wetland Park on the value appreciation of surrounding land was evaluated.The research findings demonstrate that the park has a significant positive effect on residential properties,enhancing their value with an average appreciation coefficient of 73.78%.However,this value appreciation effect is limited to residential land located within a radius of 1.864 km from the park.Based on calculations,Qionghai National Wetland Park is estimated to contribute to the appreciation of 9.14 square kilometers of land,with a total value appreciation of 6.2695 million yuan.This study provides important reference and decision-making support for the management and conservation of Qionghai National Wetland Park.
